Sometimes the best solutions require the biggest changes
You know how renovation projects always seem to surprise you? Well, I'm living that reality right now with our lake cottage renovation! We'd been battling a persistent roof leak on the lakeside - three dormers that just wouldn't cooperate no matter how many times we tried to fix them. Finally, I made the call to remove the dormers entirely and turn it into a clean gable end.
Sounds straightforward, right? Not so much! Working with my contractor, we discovered this 100-year-old cottage had quite the history of additions. The roof rafters were running in multiple directions, and the second-floor ceiling on the water side was a full foot higher than the other side. What started as a dormer removal turned into essentially rebuilding most of the second floor and the outer walls. But you know what? Sometimes the best solution requires the biggest change, and I'm excited to see this old beauty come together properly.

I'm currently working with an incredible 1900s farmhouse that perfectly illustrates why I love what I do. Our sellers went through extensive renovations - we're talking down to the studs and back up again. Even though this home carries the charm and character of its 1900s origins, it's actually in nearly new condition throughout.

Based on the latest market data, Maine's higher-end and waterfront properties continue to show remarkable strength. We're seeing record-breaking sales, with several properties selling in the multi-million dollar range - including a recent $19M record estate sale. The luxury market had over 1,266 million-dollar sales in the past year alone.
What's particularly interesting for waterfront properties is that demand remains strong despite broader market shifts. Buyers are still drawn to Maine's distinctive coastal and lakefront lifestyle, and inventory remains tight for quality waterfront homes. For those considering selling their waterfront property, it's still very much a seller's market, especially for well-maintained properties with character and modern amenities.
