Hi everyone,
It's been quite a month! From finally crossing the finish line on our lake cottage renovation to helping a family let go of a beloved piece of land, I have a lot to share. Plus, some exciting news about two of our amazing agents and encouraging updates about where Maine's distinctive properties market is headed this summer.
From chaos to curtains - and finally, some sleep!
We finally finished up all the items on our punch list and got the furniture moved back in - arranged a bit differently now that the lakeside rooms are larger. And those southern yellow pine floors? They came out beautifully. A few little glitches here and there, but that's to be expected with a project like this!
The transformation is really something to see. The lakeside rooms are the biggest change - not only larger but with incredible views. The vaulted ceilings throughout make everything feel so much bigger, even though we only increased total square footage by less than 300 square feet. The new wood ceilings on the lakeside porch make it so much brighter, and the new LED lighting can be dimmed for just the right ambiance on those warm summer evenings. The new wood throughout the second floor really lightens everything up - it's a beautiful contrast to the deep amber color of the old wood.
Our first renters arrived on Wednesday - and we barely finished in time! They had been at the cottage years ago and were absolutely amazed at the changes. Getting the curtains up, the furniture arranged, and everything clean was such a huge moment. The renters loved it - but I have to be honest, I was so relieved to get everything done that I pretty much collapsed with fatigue when I got home. Fell asleep on the couch after dinner, which I never do! Sometimes that kind of exhaustion is the best feeling in the world.
We still have a few odds and ends - hanging pictures, connecting the digital antenna - but all in all, the majority of the work was done just in time. On to the next project!
How telling a property's story brought a family peace - and a much better offer
Land sales are among the most complex transactions we handle. We recently worked with a family selling a large parcel of land as part of an estate. This wasn't just any piece of land - it had been in the family for several years and held deep memories. It featured extensive blueberry fields producing around 45,000 pounds of blueberries each year, beautiful woodlands, and even a stream running through the property.
Land like this is typically challenging to price and sell, so we set realistic expectations with the family about needing to be patient. We invested in drone photography and spent real time crafting a compelling story about the property - and listed it right before Memorial Day weekend. Within 4 days, an investor who had been watching for exactly this type of property put it under contract!
The family had received private offers over the past three years, but our positioning brought them an offer that was significantly higher than anything they had seen previously. And perhaps equally important to the family - the investor plans to keep the parcel intact rather than subdivide it. Knowing that the land they loved would remain whole made letting go so much easier. Helping them through that transition was the most rewarding part of the entire experience. It's one of the reasons we love working with and marketing distinctive properties. You never quite know who is out there looking for exactly what your client has to offer.

First, a warm congratulations to Jessica Mahns, who was formally inducted into the Kennebec Valley Board of Realtors this month. Jessica is one of our newer agents and has truly hit the ground running in her real estate career. Being an official member of KVBR is an important milestone, and it's a reflection of the dedication and enthusiasm she brings to everything she does. We are so excited to watch her career grow!
We also want to give a huge shoutout to Sara Leighton, our Downeast agent and member of the Acadia Council, who was nominated for Realtor of the Year! While the award went to another deserving recipient, just being nominated by your peers is an incredible honor. It speaks volumes about the respect Sara has earned in the real estate community through her skills, hard work, and contributions. We are so proud of her!

What we're seeing on the ground - and what the data says
Maine's luxury and waterfront market remains steady as we head into peak summer season, though we are seeing it become a bit more balanced. This is actually healthy for the market and creates opportunities for both buyers and sellers.
Across the state, waterfront inventory remains tight, which continues to favor well-positioned sellers. Buyers are actively looking and motivated - especially for properties with character, modern amenities, and compelling stories.
One thing remains consistent no matter where you are in Maine: right pricing from day one is more critical than ever. Properties that are priced strategically and marketed compellingly are moving. Those that aren't are sitting.
